Project Manager

Experience Required:

• Minimum 12+ years of experience in construction project management.
• Proven experience in high-rise residential buildings.
• Must have handled independent end-to-end project execution from excavation to handover.
• Experience in managing premium residential developments is preferred.

1. Project Planning & ExecutionIndependently manage the complete execution of the project from commencement to completion.

• Prepare and monitor project schedules, milestones, and execution plans.
• Ensure timely completion of the project within approved budgets and quality standards.
• Coordinate all construction activities to achieve planned targets.

2. Site ManagementLead and supervise all site operations on a day-to-day basis.

• Ensure effective deployment of manpower, machinery, and construction materials.
• Monitor progress against the project schedule and initiate corrective actions wherever required.
• Resolve site-level technical and operational issues promptly.

3. Contractor & Vendor ManagementManage civil, structural, finishing, MEP, and specialized contractors.

• Evaluate contractor performance and ensure adherence to contractual obligations.
• Coordinate with suppliers for timely procurement and delivery of materials.
• Verify contractor bills and work measurements.

4. Quality Assurance & Quality ControlEnsure construction is executed as per approved drawings, specifications, and quality standards.

• Implement quality inspection procedures at every stage of construction.
• Conduct regular quality audits and ensure timely closure of observations.
• Minimize rework through proactive quality management.

5. Cost Control & Budget ManagementMonitor project expenditure against approved budgets.

• Optimize resource utilization without compromising quality.
• Identify cost-saving opportunities through value engineering.
• Review material consumption and control wastage.

6. Health, Safety & Environment (HSE)Ensure strict compliance with all safety regulations and statutory requirements.

• Promote a zero-accident work culture.
• Conduct regular safety inspections and toolbox meetings.
• Ensure proper implementation of safety measures across the project site.

7. Coordination with ConsultantsCoordinate with architects, structural consultants, MEP consultants, landscape consultants, and interior designers.

• Ensure timely approval of drawings and technical documents.
• Resolve design-related issues through effective coordination.

8. Client & Management ReportingPrepare weekly and monthly project progress reports.

• Present project updates, risks, and mitigation plans to senior management.
• Maintain accurate documentation of project activities.
• Highlight critical issues requiring management intervention.

9. Regulatory ComplianceEnsure compliance with local authority approvals, statutory regulations, and building codes.

• Coordinate inspections by government authorities and consultants.
• Maintain all statutory records and documentation.

10. Resource ManagementLead multidisciplinary project teams including engineers, supervisors, and support staff.

• Allocate responsibilities and monitor team performance.
• Mentor junior engineers and develop technical capabilities within the team.

11. Finishing & HandoverEnsure timely completion of finishing works to premium quality standards.

• Coordinate snag rectification and final inspections.
• Manage project handover documentation.
• Support customer walkthroughs and defect liability management.
