Qualification
- B.E./B.Tech/Diploma in Electrical or Mechanical Engineering.
- Additional certifications in Fire & Safety, Electrical Safety, or Facility Management will be an added advantage.
Job Summary
We are looking for an experienced Technical Facility Manager to oversee the complete technical operations of high-rise residential societies. The candidate will be responsible for ensuring uninterrupted operation and maintenance of all MEP services, statutory compliance, preventive maintenance, vendor management, and technical manpower supervision while maintaining the highest standards of safety and service delivery.
Key Responsibilities
Technical Operations
- Manage the operation, maintenance, and troubleshooting of:
- Sewage Treatment Plant (STP)
- Water Treatment Plant (WTP)
- Fire Fighting & Fire Alarm Systems
- Passenger & Service Lifts
- HT/LT Electrical Panels
- Transformers
- Diesel Generator (DG) Sets
- HVAC Systems (where applicable)
- Water Supply & Plumbing Systems
- Pumps, Pressure Boosting Systems & Hydro Pneumatic Systems
- Building Management System (BMS), if applicable
- Ensure all critical equipment operates efficiently with minimum downtime.
- Plan and execute preventive, predictive, and breakdown maintenance schedules.
- Monitor energy consumption and implement cost-saving initiatives.
Compliance & Statutory Requirements
- Ensure compliance with all statutory and regulatory requirements related to facility operations.
- Maintain records and documentation for:
- Fire NOC compliance
- Electrical Safety Compliance
- Lift Inspection & Certification
- Transformer & DG Maintenance Records
- STP/WTP Pollution Control Board requirements
- Electrical Inspector approvals
- Pollution Control and Environmental Compliance
- Safety Audits and Risk Assessments
- Coordinate inspections with government authorities and regulatory agencies.
- Ensure adherence to all EHS (Environment, Health & Safety) standards.
Team Management
- Lead and supervise technical teams including:
- Electrical Technicians
- Plumbers
- STP/WTP Operators
- Lift Coordinators
- HVAC Technicians
- Multi-skilled Technicians
- Prepare duty rosters and allocate manpower effectively.
- Conduct regular technical training and safety toolbox talks.
- Monitor team performance and ensure discipline and productivity.
Vendor & Contractor Management
- Manage AMC vendors for lifts, DG sets, fire systems, STP/WTP, transformers, and electrical equipment.
- Review service reports and ensure timely completion of maintenance activities.
- Verify vendor bills, work completion, and service quality.
- Ensure SLA compliance and contractor safety during maintenance activities.
Client & Resident Coordination
- Act as the primary technical point of contact for the Resident Welfare Association (RWA), Management Committee, or client.
- Attend management meetings and present technical reports.
- Resolve technical complaints within committed timelines.
- Maintain excellent client satisfaction and service standards.
Documentation & Reporting
- Maintain:
- Preventive Maintenance Schedules
- Asset Register
- Breakdown Records
- Equipment History Cards
- Daily Technical Reports
- Monthly MIS Reports
- Utility Consumption Reports
- AMC Tracker
- Compliance Tracker
- Inventory & Spare Parts Records
Safety Responsibilities
- Ensure 100% compliance with electrical and fire safety standards.
- Conduct emergency response drills and mock fire drills.
- Monitor Permit-to-Work (PTW) systems for high-risk activities.
- Identify hazards and implement corrective and preventive actions.
- Ensure proper use of PPE by all technical staff and contractors.
Required Skills
- Strong knowledge of STP, WTP, Fire Fighting Systems, Fire Alarm Systems, Lifts, Transformers, DG Sets, HT/LT Panels, Pumps, Plumbing, and Electrical Distribution Systems.
- Sound understanding of statutory compliance, audits, and regulatory requirements.
- Expertise in preventive and breakdown maintenance planning.
- Excellent troubleshooting and root cause analysis skills.
- Strong leadership and team management abilities.
- Vendor and contractor management experience.
- Good communication, reporting, and client handling skills.
- Proficiency in MS Excel, MS Word, and facility management reporting.
Preferred Candidate Profile
- Experience managing technical operations for high-rise residential societies.
- Ability to handle multiple technical teams and vendors simultaneously.
- Strong knowledge of compliance documentation and statutory audits.
- Customer-focused with excellent problem-solving skills.
- Capable of working under pressure and handling emergency situations effectively.
- Immediate joiners or candidates with a short notice period will be preferred.
