Project Manager

Planning, Coordinating & Oversight

• Develop project schedules and timelines.
• Coordinate site activities to ensure smooth execution.
• Oversee compliance with safety standards and quality requirements.

Resource & Subcontractor Management

• Allocate manpower, materials, and equipment efficiently.
• Manage subcontractor contracts, performance, and compliance.
• Resolve site issues and maintain productivity.

Client Billing

• Prepare and submit Running Account (RA) bills, interim bills, and final bills.
• Verify billed quantities against site measurements.
• Track client payments and follow up for timely release.

Subcontractor & Vendor Billing

• Review and approve subcontractor/vendor invoices.
• Ensure compliance with BOQ, contract terms, and specifications.
• Maintain records of deductions, recoveries, and retention.

Change Orders & Variations

• Document and process additional billing for approved variations.
• Negotiate rates and ensure proper approvals.
• Integrate changes into project cost and schedule.

Retention & Guarantees

• Monitor retention amounts and performance bank guarantees (PBG).
• Ensure release of retention and PBG upon project completion.
• Prevent linkage of PBG to warranty obligations.

Cash Flow Management

• Forecast cash flow requirements based on billing schedules.
• Align billing with project progress to avoid liquidity issues.
• Report financial status to management regularly.
