Job Description
Key Responsibilities
Facility Management
Supervise the upkeep and maintenance of all society amenities, including elevators, gardens, swimming pools, gym, play areas, and common spaces.
Ensure timely repairs of electrical, plumbing, and other infrastructure issues by coordinating with maintenance staff and service providers.
Monitor water supply, electricity usage, and waste management to ensure smooth operations.
Staff Supervision
Manage housekeeping staff, security personnel, gardeners, and other support staff.
Assign daily duties and ensure timely completion.
Oversee attendance, shift scheduling, and overall discipline of the workforce.
Resident Coordination
Address resident complaints and queries promptly, ensuring resolution or escalation to the management committee.
Assist residents with requests like common area bookings, parking queries, or service-related issues.
Vendor and Contractor Management
Liaise with vendors, contractors, and service providers for maintenance work, equipment servicing, or other requirements.
Verify the quality of work and ensure completion within agreed timelines and budgets.
Safety and Compliance
Enforce society rules and guidelines among residents, visitors, and staff.
Ensure security measures like visitor logging, CCTV surveillance, and fire safety protocols are in place and functional.
Conduct regular inspections to identify safety hazards or areas requiring attention.
Administrative Duties
Maintain records of maintenance schedules, complaints, repairs, and inventory.
Oversee billing and payments for maintenance activities.
Assist with society meetings, including preparation of reports or updates related to society operations.
Other Responsibilities
Ensure cleanliness and hygiene in all common areas.
Report any emergencies, unusual activities, or major issues to the management committee.
Organize periodic society events or drives (e.g., waste segregation awareness).
Required Skills and Qualifications
Experience: 2-5 years in a similar role, preferably in residential societies.
Education: Minimum 12th pass; additional certifications in facility management or hospitality are a plus.
Skills:
Strong communication and interpersonal skills.
Basic knowledge of electrical, plumbing, and maintenance tasks.
Ability to manage staff and coordinate with external vendors.
Proficiency in maintaining records and reports.
Working Hours
Full-time; availability for emergencies during odd hours may be required.
