Job Description
Job Title: Property Manager – Short-Term Rental Operations
Job Summary
We are seeking an experienced and dynamic Property Manager to oversee the end-to-end operations of a portfolio of 22 premium serviced apartments listed on Airbnb and other leading short-term rental platforms. The ideal candidate will be responsible for maximizing occupancy, delivering exceptional guest experiences, managing daily operations, and leading a multidisciplinary team of 15 members.
This is a leadership role requiring strong operational expertise, people management skills, revenue optimization, and a customer-first approach.
Key Responsibilities
Property Operations
- Manage the daily operations of 22 serviced apartments listed on Airbnb and other short-term rental platforms.
- Ensure all properties meet the highest standards of cleanliness, maintenance, presentation, and guest readiness.
- Conduct regular property inspections and coordinate preventive maintenance.
Team Management
- Lead, supervise, and motivate a team of approximately 15 employees, including:
- Sales & Business Development Executives
- Guest Relations & Client Servicing Staff
- Housekeeping Team
- Maintenance & Support Staff
- Create work schedules, assign responsibilities, and monitor team performance.
- Conduct regular training sessions to maintain service excellence.
Revenue & Occupancy Management
- Maximize occupancy and revenue through dynamic pricing strategies.
- Monitor booking trends, cancellations, and market demand.
- Coordinate with the sales team to improve conversions and repeat business.
Guest Experience
- Ensure prompt handling of guest inquiries before, during, and after their stay.
- Resolve guest complaints efficiently and professionally.
- Maintain high guest ratings and positive online reviews across all booking platforms.
Platform Management
- Oversee property listings across Airbnb and other online travel agencies (OTAs).
- Ensure calendars, pricing, availability, photographs, and property descriptions are accurate and updated.
- Monitor platform performance and implement improvements.
Quality & Compliance
- Ensure all operational procedures comply with company standards and local regulations.
- Maintain operational records, inventory, vendor contracts, and compliance documentation.
Reporting
- Prepare weekly and monthly reports covering:
- Occupancy
- Revenue
- Guest satisfaction scores
- Team performance
- Operational expenses
- Maintenance activities
Required Qualifications
- Bachelor's degree in Hospitality Management, Business Administration, Hotel Management, or a related field.
- 5–8 years of experience in hospitality, serviced apartments, hotels, vacation rentals, or property management.
- Minimum 2 years of experience managing teams.
