Job Description

About Avasa SpacesAvasa Spaces is a premium home interiors and fit-out brand based in Hyderabad, with an experience center at Infinity Mall, ChandaNagar. We design and execute end-to-end interiors — modular kitchens, wardrobes, false ceilings, painting, electrical, and civil works — for discerning homeowners who expect quality, transparency, and on-time delivery.

The Role:

We are looking for a Lead Project Manager/Production Manager to own delivery end-to-end — from factory production to site handove. You will be the single point of accountability for all live projects and for our modular production facility at Dundigal: planning projects, scheduling production, procuring materials, keeping clients informed and happy, and managing a team of 3–4 Project Managers who run day-to-day site execution.

This is a leadership role, not a site-supervision role. You will spend your time planning, unblocking, reviewing, and communicating — splitting your week between the factory, project sites, and the experience center as priorities demand.

Key Responsibilities

Project Planning & Delivery

  • Own the master schedule across all live projects; break each project into stage-wise plans (design freeze → production → site works → installation → handover)
  • Track progress daily against milestones; identify delays early and course-correct before they hit the client
  • Conduct weekly project reviews with the PM team and report status to the Director

Factory & Production Management

  • Own the production schedule at our Dundigal modular factory — sequence jobs so factory output aligns with site-readiness dates across all projects
  • Oversee panel processing workflow (cutting, edgebanding, hardware fitment, QC, packing) and drive machine utilization and output targets
  • Plan raw material stock (boards, laminates, edgeband, hardware) against the production pipeline; minimize wastage and track material consumption per project
  • Manage factory manpower — operators, carpenters, and helpers — including shift planning, productivity, and discipline
  • Enforce factory QC before dispatch so modules reach sites installation-ready; coordinate dispatch and delivery logistics with site PMs

Client Management

  • Act as the senior point of contact for clients post-sales — walkthroughs, stage sign-offs, change requests, and escalations
  • Set expectations clearly on timelines, payment stages, and scope; keep clients updated proactively so they never have to chase us
  • Handle difficult conversations (delays, variations, snag lists) with maturity and protect the brand's premium positioning

Procurement & Vendor Management

  • Plan material requirements project-wise and place orders in time — plywood, laminates, hardware, lighting, sanitaryware, and site consumables
  • Negotiate rates, manage vendor relationships, and maintain a reliable vendor/contractor bench (carpenters, painters, electricians, false ceiling teams, etc.)
  • Verify vendor bills against measurements and agreed rates before approving payments

Team Leadership

  • Manage, mentor, and review 3–4 Project Managers; assign projects and balance workloads
  • Build SOPs and checklists for site execution, quality checks, material handover, and client sign-offs
  • Hire and onboard additional PMs/supervisors as the project pipeline grows

Quality & Handover

  • Enforce quality standards at every stage — factory-finished modules, site workmanship, and final finishing
  • Own the snag-closure process and ensure clean, on-time handovers
  • What We're Looking For7–12 years in interior fit-out / turnkey residential projects, with hands-on knowledge of modular furniture, false ceilings, painting, electrical, and civil works
  • Exposure to modular furniture production — panel saw and edgebander workflows, cutting lists, optimization, and factory QC (experience running or supervising a modular factory/workshop is a strong plus)
  • Proven experience managing multiple concurrent projects and a team of PMs or site engineers
  • Strong command over BOQs, measurements, vendor rate negotiation, and billing verification
  • Excellent client-facing communication in Telugu and English (Hindi is a plus)
  • Comfortable with basic tools — Excel/Google Sheets for tracking, WhatsApp-based site coordination; familiarity with project management software is a bonus
  • Own two-wheeler/four-wheeler and willingness to travel across Hyderabad project sites daily
  • What Sets You ApartExperience at an organized interiors brand (e.g., studio-model or branded modular players) where processes and client experience standards were high
  • Background spanning both factory and site — you understand how production delays cascade into installation delays, and how to prevent it
  • Track record of reducing project delays or improving handover quality measurably
  • Ability to build systems — not just firefight

Compensation: Competitive, based on experience. Performance-linked incentives tied to on-time handovers and client satisfaction.
