High-Rise Residential MIVAN Projects

A Finishing Supervisor in high-rise MIVAN residential projects is responsible for supervising

all internal and external finishing activities after structural completion. The role focuses on

quality finishing execution, coordination with MEP and interior teams, defect-free handover,

and timely completion of flats, common areas, and façade works.

Job Summary

The Finishing Supervisor is responsible for supervising all architectural and finishing works

in MIVAN residential towers including plastering corrections, waterproofing, tiling, flooring,

painting, false ceiling, joinery, façade, and handover activities. The role ensures finishing

quality as per approved drawings, specifications, and client standards while achieving

project timelines.

Key Responsibilities

1. Finishing Work Supervision

 Supervise all internal and external finishing activities including:

o Wall surface corrections

o Putty and painting work.

o Tiling and flooring

o Waterproofing

o False ceiling works

o Door and window installation

o Railings and façade work.

o Plumbing and electrical finishing coordination

 Ensure finishing works are executed as per approved drawings and specifications.

2. MIVAN Surface & Quality Control

 Inspect MIVAN wall and slab surfaces after de-shuttering.

 Monitor:

o Surface evenness

o Alignment and verticality

o Honeycombing rectification

o Joint treatment

o Crack repairs

 Ensure proper preparation before putty, plaster, tile adhesive, and paint application.

3. Waterproofing & Tiling Coordination

 Supervise waterproofing works in:

o Toilets

o Balconies

o Terraces

o Utility areas

o Podiums and basements

 Ensure proper slope, water testing, and leakage rectification.

 Monitor tile layout, level, joint spacing, and finishing quality.

4. Coordination with MEP & Interior Teams

 Coordinate with:

o Electrical teams

o Plumbing teams

o Firefighting teams

o HVAC contractors

o Interior subcontractors

 Ensure conduits, sleeves, fixtures, and fittings are completed before closing works.

 Prevent rework through proper sequence planning.

5. Snagging & Handover Management

 Conduct snag inspections for flats, corridors, clubhouse, and common areas.

 Prepare snag lists and ensure timely closure.

 Monitor finishing quality before client/consultant inspections.

 Ensure clean and defect-free unit handover.

6. Labour & Material Management

 Supervise:

o Masons

o Tile layers

o Painters

o Carpenters

o POP/putty workers

o Waterproofing applicators

 Allocate daily work targets and monitor productivity.

 Coordinate material availability including:

o Tiles

o Paints

o Adhesives

o Doors/windows

o Sanitary fixtures

 Control material wastage and maintain housekeeping.

7. Planning & Progress Monitoring

 Monitor finishing progress floor-wise and tower-wise.

 Follow finishing sequence as per project schedule.

 Maintain daily progress reports and manpower reports.

 Coordinate with planning and QA/QC teams for inspections and approvals.

8. Safety Responsibilities

 Ensure PPE usage and safe work practices.

 Monitor scaffold safety and work-at-height activities.

 Conduct toolbox talks for finishing gangs.

 Maintain safe and clean work areas during finishing operations.

Required Skills

o Snag rectification

 Ability to read:

o Architectural drawings

o Interior layouts

o Finishing schedules

o MEP coordination drawings

 Good labour handling and coordination skills.

Qualification

 SSC/Intermediate.

Experience

 Typically, 5–10 years in residential finishing works.

 Minimum 3–5 years in MIVAN
