Job Description
1. Team Management & Mentorship
- Coaching and Development: Conducting regular 1:1 sessions, roleplaying sales scripts, and handling real-world objection training.
- Onboarding New Talent: Building and executing structured training programs to integrate new recruits and graduates efficiently.
- Daily Execution Monitoring: Running morning standup meetings, tracking daily activity metrics (calls, emails), and evaluating pipeline health.
- Motivation Maintenance: Cultivating a resilient, competitive, and high-energy sales floor culture to sustain morale through fluctuating market periods.
2. Strategy & Target Achievement
- Setting Clear Metrics: Defining daily, weekly, and monthly key performance indicators (KPIs) and conversion targets for individual agents.
- Territory & Lead Allocation: Segmenting regional target markets and delegating fresh inbound marketing leads to appropriate agents fairly.
- Formulating Campaign Plans: Structuring local sales campaigns in alignment with the overarching goals of the developers or brokerage firm.
3. High-Value Deal Support & Intermediary Closure
- Complex Negotiations: Stepping directly into high-stakes negotiations to salvage stalling deals or structure complex commercial contracts.
- Client Relationship Management: Assisting agents with primary client presentations, site viewings, and property inspection walkthroughs.
- Cross-Department Liaison: Collaborating with presales, legal compliance, and finance teams to ensure property transactions flow seamlessly.
4. Market Intelligence & Analysis
- Competitor Benchmarking: Tracking competitor property prices, marketing campaigns, and real estate project pipelines.
- Trend Analysis: Interpreting shifting buyer demographics and macro-economic factors (like local interest rate shifts) to adjust scripts accordingly.
5. Reporting & Administrative Compliance
- Data Synthesis: Translating raw CRM analytics, call records, and closed pipeline data into clean performance reports.
- Senior Management Reporting: Presenting regular sales forecasts, pipeline gaps, and conversion roadblocks directly to executive stakeholders.
- Regulatory Compliance: Ensuring all marketing collateral, property disclosures, and purchase agreements rigidly meet legal estate requirements.
