APACJ Account Management and Project Management Director
What this job involves:
As the APACJ Account Management and Project Management Director at JLL, you will serve as the senior leadership figure accountable for the strategic direction and operational excellence of our integrated account management and project management services across the Asia Pacific and Japan region. This is a pivotal role where you will own the client relationship at the highest level, ensuring alignment between client expectations and service delivery while driving business growth and operational performance. You will lead a diverse, cross-functional team of dedicated “on-account” programme managers and cost specialists, plus variable JLL project management and construction teams to deliver end-to-end project delivery services—from strategic capital planning and feasibility studies through design, procurement, construction, and handover. You will be responsible for ensuring that all services are delivered in compliance with client processes, global standards, and local regulations, while also identifying and implementing value engineering opportunities and supply chain efficiencies. This position demands a strategic mindset, exceptional stakeholder management skills, and the ability to lead teams across multiple countries and time zones to achieve superior client outcomes and commercial success.
Core responsibilities:
- Own and manage the end-to-end client relationship across APJ, serving as the primary point of accountability for all account management and project management services, ensuring alignment with client objectives and satisfaction at all levels.
- Provide strategic oversight and governance for the regional project portfolio, including capital planning, project prioritization, budget forecasting, and alignment with client business objectives and real estate strategy.
- Establish, implement, and maintain a robust Project Management Office (PMO) framework, including project and programme governance, performance management systems, and compliance with global and local process standards.
- Drive continuous improvement across all account management and project delivery processes, ensuring best practices are adopted, lessons learned are captured, and efficiencies are realized to enhance service quality and client value.
- Ensure timely, accurate, and comprehensive reporting on project status, budget performance, risk management, procurement savings, and KPIs, providing transparency and actionable insights to client leadership.
- Lead the qualification, selection, and management of local project management professionals, including internal staff and subcontracted personnel, ensuring appropriate skills, competencies, and capacity are in place to meet client demand.
- Oversee the development and delivery of feasibility studies, conceptual designs, rough order of magnitude (ROM) estimates, and pre-design solutions, ensuring all proposals are competitive, market-aligned, and meet client requirements.
- Manage all project delivery models (Agency, Managed Principal, Principal) in accordance with contractual requirements, ensuring the appropriate model is selected for each project and that all delivery processes are compliant and efficient.
- Monitor the compliance of all projects with the Client’s specific design standards, sustainability requirements, technical specifications, and regulatory obligations, including environmental, health and safety, and IT security standards.
- Provide oversight to the procurement and tendering process for all projects, ensuring consistency and compliance with client procurement policies.
- Provide expert guidance and escalation support for complex projects, resolving technical, commercial, or stakeholder issues, and ensuring projects remain on track with respect to scope, schedule, budget, and quality.
- Develop and maintain strong relationships with key client stakeholders across business units, including IT / AV, security, sustainability, procurement, health and safety, and facilities management teams.
- Champion a culture of innovation, collaboration, and inclusivity within the dedicated “on-account” team, empowering team members to thrive, grow their careers, and contribute to the success of the account.
- Ensure all project documentation, as-built drawings, warranties, commissioning reports, and closeout packages are delivered in accordance with client requirements and retained in compliance with document control policies.
- Support the client in capital plan development, multi-year forecasting, and strategic investment decision-making, providing data-driven insights and external benchmarking to inform planning and budgeting.
- Ensure compliance with all contractual obligations, service level agreements (SLAs), key performance indicators (KPIs), and performance management frameworks, addressing areas of concern proactively.
- Lead change management and communication plans for major programmes of work, ensuring client stakeholders are informed, engaged, and aligned throughout the project lifecycle.
- Identify and mitigate risks across the portfolio, including organizational conflicts of interest, resource gaps, budget overruns, schedule delays, and compliance issues, escalating to senior leadership as appropriate.
Responsibilities internal to JLL:
- Manage, mentor, and develop JLL staff members employed on the account, fostering a high-performance culture and supporting career growth and professional development.
- Implement JLL's Account Management Deliverables, including Mandatory Account Deliverables, and support regular Account Health checks to ensure operational excellence.
- Own all commercial and contractual matters in connection with JLL's services, ensuring all agreements and documentation necessary for invoicing are in place and driving cash collection.
- Monitor and periodically review account profitability, identifying opportunities to improve margin without compromising service quality.
- Create awareness of JLL's full range of services to the client as value creation opportunities, supporting cross-selling and business development initiatives.
- Develop and deliver value-add services within the PMO and account management function, enhancing client satisfaction and strengthening JLL's competitive position.
- Comply with all JLL policies and procedures, including but not limited to ethics, business conduct, data privacy, information security, and health and safety.
- Collaborate with regional and global JLL leadership to share best practices, align on account strategy, and contribute to the broader success of the Project & Development Services business.
Key Interfaces:
- Client senior leadership, including Global Real Estate (GRE), Procurement, Strategy and Transactions, IT, Security, Environmental Affairs, Health and Safety, and Facilities Management teams.
- Client regional and country-level stakeholders.
- JLL regional and country teams.
- External third-party consultants, architects, engineers, general contractors, subcontractors, and suppliers engaged for project delivery.
- Client Facilities Management Suppliers and other service providers, ensuring coordination and collaboration on project activities that impact operations.
- JLL global leadership, including the Global and Regional Account Director(s).
Success Criteria:
- Consistently meet or exceed all contractual KPIs, SLAs, and performance targets related to account management and project delivery across the APJ region.
- Maintain high levels of client satisfaction, as measured by project evaluations, quarterly business reviews, and feedback from client leadership and stakeholders.
- Oversee the delivery of Deliver projects on time, on budget, and to specification, with a demonstrable track record of managing scope, schedule, cost, quality, and risk effectively.
- Drive continuous improvement and innovation in processes, tools, and methodologies, resulting in measurable efficiency gains and enhanced client value.
- Build and maintain strong, trusted relationships with client stakeholders at all levels, serving as a strategic advisor and partner in achieving client business objectives.
- Compliance with all client policies, global standards, local regulations, and JLL procedures related to project delivery, procurement, environmental, health and safety, and data security.
- Successfully lead, develop, and retain a high-performing, diverse team across multiple countries, fostering a culture of collaboration, accountability, and professional growth.

Preferred qualifications:
- 15+ years of practical experience in project and programme leadership, with demonstrable previous regional PMO or account management experience at a senior level.
- Proven experience delivering project management services for multinational clients in the financial services, technology, or other relevant sectors.
- Understanding of project delivery models (Agency, Managed Principal, Principal).
- Strong knowledge of all stages of the project delivery process.
- Familiarity with matrixed client organisations, global real estate processes, sustainability standards, health and safety best practice.
- Bachelor's degree in Architecture, Engineering, Construction Management, Business, or a related field; advanced degree (MBA, Master's in Project Management) is a plus.
- Professional certifications such as PMP (Project Management Professional), PgMP (Program Management Professional), or equivalent are highly desirable.
- Excellent command of English; proficiency in additional languages relevant to the APJ region is advantageous.
