Job Title: Sales Head – Residential Villa Project

Job Summary:

We are seeking a dynamic and experienced Sales Head to lead the sales function for our premium residential villa projects. The ideal candidate will be responsible for driving sales revenue, developing sales strategies, managing channel partners, leading the sales team, and ensuring exceptional customer engagement from lead generation through project closure.

  • Key ResponsibilitiesDevelop and execute sales strategies to achieve monthly, quarterly, and annual sales targets for residential villa projects.
  • Lead, mentor, and manage the sales team to maximize productivity and performance.
  • Build and maintain strong relationships with channel partners, brokers, and real estate consultants to generate quality leads.
  • Drive direct sales through walk-ins, referrals, digital campaigns, corporate tie-ups, and events.
  • Monitor the complete sales cycle, from inquiry management and site visits to booking, documentation, and handover coordination.
  • Analyze market trends, competitor activities, pricing, and customer preferences to recommend effective sales strategies.
  • Coordinate with the marketing team to plan promotional campaigns, project launches, exhibitions, and customer engagement initiatives.
  • Ensure excellent customer experience by maintaining high service standards throughout the buying journey.
  • Prepare sales forecasts, MIS reports, pipeline reports, and performance dashboards for management review.
  • Collaborate with legal, finance, CRM, and project teams to ensure smooth transaction processing and timely customer communication.
  • Recruit, train, and motivate sales professionals to build a high-performing sales organization.
  • Ensure compliance with all applicable real estate regulations, including RERA guidelines and company policies.
  • Required QualificationsBachelor's degree in Business Administration, Marketing, or a related field (MBA preferred).
  • 8–15 years of sales experience in real estate, with at least 5 years in a leadership role.
  • Proven experience in selling residential villa, plotted development, or luxury housing projects.
  • Strong understanding of the residential real estate market and customer buying behavior.
  • Experience in managing channel sales, direct sales, and large sales teams.
  • Excellent leadership, negotiation, communication, and relationship management skills.
  • Proficiency in CRM software, Microsoft Excel, and sales reporting tools.
  • Preferred SkillsStrong network of channel partners and real estate brokers.
  • Strategic planning and business development expertise.
  • Ability to lead high-value sales negotiations.
