ABOUT THE ROLE

We are looking for a skilled and hands-on Interior Designer with strong civil execution capabilities to independently manage end-to-end interior and renovation projects across residential properties in Bengaluru. This is a single-resource, high-ownership role — the ideal candidate must be equally comfortable on the drawing board and on the construction site, capable of translating design intent into on-ground reality without constant supervision.

You will own the complete project lifecycle — from the initial client brief and concept design through civil execution, contractor coordination, material procurement, and final handover. This role requires equal fluency in design aesthetics and civil site management, and demands a professional who can manage clients, contractors, timelines, and budgets with confidence.

KEY RESPONSIBILITIES

Client Engagement & Design Development

●     Conduct detailed client briefings to understand space requirements, lifestyle preferences, functional needs, and budget parameters.

●     Develop concept presentations including mood boards, material palettes, layout options, and 3D visualizations for client approval.

●     Prepare detailed working drawings — floor plans, elevation drawings, section details, joinery details — suitable for contractor execution.

●     Guide clients through material selection covering flooring, tiles, paint finishes, laminates, hardware, lighting, and furnishings.

Civil Execution & Site Management

●     Manage complete civil work execution including demolition, masonry, plastering, waterproofing, flooring installation, and structural modifications.

●     Supervise and coordinate all trade contractors — masons, carpenters, electricians, plumbers, painters, false ceiling teams — ensuring quality and schedule adherence.

●     Conduct regular site inspections, maintain site diaries, and flag deviations from drawings or specifications immediately.

●     Resolve on-site technical issues independently and make practical decisions to keep projects on track without escalation delays.

●     Ensure all civil work complies with building bye-laws, safety standards, and client-approved specifications.

Project & Budget Management

●     Prepare detailed Bill of Quantities (BOQ) and itemized cost estimates prior to project commencement.

●     Track project budgets rigorously, highlight cost overrun risks early, and present value-engineering options to clients.

●     Manage procurement of materials and products — vendor sourcing, rate negotiation, purchase order management, and delivery coordination.

●     Maintain project schedules using milestone-based planning; ensure timely completion and handover with minimal snag items.

●     Raise and manage client invoices aligned to project milestones; maintain accurate documentation of payments, purchase records, and work orders.

Renovation Projects

●     Assess existing property conditions through detailed site surveys — identify structural concerns, utilities, and constraints before design commencement.

●     Develop renovation-specific layouts that balance client aspirations with structural and budgetary realities.

●     Manage phased execution plans that allow clients to continue partial occupation of the space during renovation where applicable.

●     Coordinate with existing service providers (lift, HVAC, fire systems) to ensure renovation work does not impact infrastructure.

QUALIFICATIONS & EXPERIENCE

●     Bachelor's degree or Diploma in Interior Design, Architecture, or Civil Engineering from a recognized institution.

●     Minimum 3-4 years of hands-on experience managing both design and civil execution phases of residential interior projects.

●     Proven portfolio of completed projects — new flats, apartment interiors, and/or full renovations — with before-and-after documentation.

●     Proficiency in AutoCAD (mandatory); working knowledge of SketchUp, 3ds Max, or equivalent 3D tools is a strong advantage.

●     Sound knowledge of Bengaluru's local material vendors, contractor ecosystem, and BBMP/BMRDA building regulations.

●     Demonstrated ability to manage projects independently in the INR 5 Lakh to INR 50 Lakh range from concept to handover.

●     Strong written and spoken communication skills in English and Kannada; knowledge of Hindi is an added advantage.

●     Must have two-wheeler and be willing to travel to client sites across Bengaluru.
