TTHPL is a premium vacation rental management company operating luxury villas and apartments across Goa. We are committed to delivering hotel-quality standards with the warmth of a home. We are looking for a proactive Maintenance Manager who can ensure every property remains in impeccable condition while minimizing downtime and maintenance costs.
Position Summary
The Maintenance Manager will be responsible for the overall upkeep, preventive maintenance, repairs, vendor management, and asset lifecycle management across all Greendoor Villa properties. The role requires strong technical knowledge, excellent planning skills, and the ability to coordinate multiple teams to maintain premium guest-ready standards.
Key Responsibilities
- Property MaintenanceEnsure all villas remain in excellent operational condition at all times.
- Conduct regular inspections of all managed properties.
- Identify maintenance issues before they impact guest experience.
- Create and execute preventive maintenance schedules.
- Oversee repairs related to:
- Electrical systems
- Plumbing
- Air Conditioning
- Appliances
- Swimming Pools
- Furniture
- Civil works
- Carpentry
- Paintwork
- Landscaping
Preventive Maintenance
Develop and monitor preventive maintenance calendars for:
- Air conditioners
- Water pumps
- Inverters
- Generators
- Water heaters
- Swimming pools
- Kitchen appliances
- CCTV systems
- Wi-Fi equipment
- Electrical panels
- Plumbing systems
Ensure maintenance is completed before equipment failures occur.
Vendor Management
- Build and maintain a network of reliable vendors.
- Negotiate pricing and service contracts.
- Evaluate vendor performance.
- Ensure timely completion of repair work.
- Verify quality before approving payments.
Breakdown Management
Respond immediately to urgent maintenance issues including:
- Power failures
- Water supply issues
- AC breakdowns
- Plumbing emergencies
- Internet outages
- Pool equipment failures
Coordinate with Guest Experience Managers to minimize guest inconvenience.
Inventory & Asset Management
Maintain records of:
- Property assets
- Furniture
- Appliances
- Tools
- Spare parts
- Warranty information
- Service history
Monitor stock levels of frequently required maintenance items.
Renovation & Improvement Projects
Coordinate:
- Property upgrades
- Refurbishment projects
- Interior improvements
- Annual maintenance work
- Vendor execution
Ensure projects are completed on time and within budget.
Budget Management
- Prepare annual maintenance budgets.
- Track monthly maintenance expenses.
- Reduce recurring repair costs through preventive maintenance.
- Recommend cost-effective solutions without compromising quality.
Team Management
Lead and supervise:
- Maintenance technicians
- Electricians
- Plumbers
- Pool technicians
- Gardeners
- External contractors
Ensure work quality meets TGDV standards.
Compliance & SafetyEnsure compliance with:
- Fire safety regulations
- Electrical safety standards
- Swimming pool safety
- Equipment maintenance schedules
- Local statutory requirements
Conduct periodic safety audits.
DocumentationMaintain:
- Maintenance logs
- Inspection reports
- Vendor database
- AMC tracker
- Warranty tracker
- Asset register
- Repair history
- Cost reports
Required Qualifications
- Bachelor's degree or Diploma in Mechanical, Electrical, Civil Engineering, Facility Management, or related field.
- Experience in property maintenance, hospitality engineering, facilities management, or luxury residential projects is a plus
- Experience managing multiple properties is preferred.
